Therefore, it is possible to identify the fault, determine the cause and establish the severity and longevity of the equipment’s optimum life through monitoring and evaluating data collected through various techniques.

Nevertheless, although the theoretical foundations of CBM are relevant to building maintenance management, such data and technology-focused strategies are seldom considered to be a viable and feasible option within the FM strategy.

Maintenance is a continuous process implemented by Facilities Management (FM) providers as one their core competences to effectively manage and maintain critical assets throughout the whole life of a building and prevent downtime of essential systems.

This study examines the state of maintenance of public hospitalbuildings in Southwest Nigeria, and in the process identifi es thesignifi cant difference(s) in the operational state of Federal and State-owned public hospitals within the study area.

In achievingthe aim, the study adopts a survey technique with a total of552 questionnaires, comprising 206 sampled maintenancestaff and 346 users of public hospitals.

While the structure/fabric and physicalconditions are rated highly, the services are poorly rated.

Thisstudy, which hypothesises that there is no difference in the stateof maintenance, fi nds statistical difference in the performance ofthe services.

Data was also sourced from review of literature on previous research findings, text books including facts and statistics from the Kenya government.

The study established that the existing maintenance framework is inefficient and ineffective and therefore developed an alternative model of maintenance framework that is effective and will in the long run minimize maintenance costs through adoption of cost minimization strategies established from the findings.
